The Construction Group provides General Contracting & Construction
Management services for a variety of Public works, Environmental
& Federal Government facility projects. Lakeshore has been providing
General Contracting services for renovations, upgrades and new construction
of various facilities for the U.S. Army Corps of Engineers (USACE),
U.S. Navy, U.S. Coast Guard, , National Park Service (U.S. Department
of the Interior), U.S. Department of Transportion (DoT), Veterans
Administration Medical Center (VAMC), U.S. Property and Fiscal Office
(USPFO), and GSA. Lakeshore has an experienced team of Program/Project
Managers, Project Superintendents & Field Crew members, backed
by Bid Evaluators and Cost Estimators. All project initiatives are
based on sound Project Management methodologies with special emphasis
on Earned Value Management (EVM).
Our expertise and knowledge of local building codes, life/safety
requirements, permitting, and other local conditions ensure successful
completion of projects. Selection of project-delivery methods is
driven by project variables such as - complexity, scale, client
experience with similar projects etc. Delivery classifications are
flexible; the variations accommodate special project needs. We possess
strong capabilities backed by considerable experience and success.
General Contracting
In its quest to provide optimal service, LES combines self-performance
with a wealth of seasoned construction professionals to ensure cost
control, adherence to schedules, and quality execution of the work
throughout the project. Phases such as Design / Bid / Build are
sequential (instead of overlapping to avoid extending the schedule).
Based on completed design documents, work is performed under a single,
lump-sump construction contract. This package is suitable for relatively
simple projects, public bid / award process, low bid as major criterion
for subcontractor selection, with less emphasis on an aggressive
schedule.

Management
LES focuses on providing predesign and preconstruction planning
(phased schedule, budget, bid / award), and field management. Depending
upon the options chosen by clients, we could hold trade contracts
to enable final price guarantee. This is well suited for multiple
overlapping projects, an aggressive schedule, along with a need
for full preconstruction services.

Program Management
LES assumes complete responsibility to the owner and is heavily
involved with the architects and consultants in a total team effort
during the entire program. Our role embraces directing all work
from predesign through post-construction until the facility is operational
and occupied. Other services could include concept development,
feasibility studies, programming, design management, bid management,
construction, occupancy planning and facility management. This service
offering would be appropriate for a major, technically complex program.
